Preferred Freezer Services opens in Woodbridge

The joint-venture partnership of Advance Realty and F. Greek Development joined Woodbridge Township Mayor John McCormac and executives from Preferred Freezer Services to celebrate the opening of a 190,000-square-foot, refrigerated storage and distribution center in the township.

“This is a day not only to celebrate and welcome an outstanding new member of Woodbridge’s business community and the creation of 60 new jobs, but also to mark a milestone in the township’s presence on the global logistics stage,” McCormac said. “We see the rising demand for logistics capacity near Port Newark/Elizabeth as a tremendous opportunity for Woodbridge. Preferred Freezer, which is recognized as the global industry leader, sees that Middlesex County is the ideal corridor as the need for sophisticated storage solutions moves inland and south. And we have no doubt that other logistics companies will follow.”

Preferred Freezer Services, a worldwide operator of temperature-controlled warehouses, has leased the massive, built-to-suit facility located on 9.3 acres at 275 Blair Road. This location, less than one mile from the New Jersey Turnpike, is optimal for container retrieval from the nearby ports. The state-of-the-art facility features temperatures between 0 and -5 degrees Fahrenheit, a 65-foot-high warehouse ceiling, and a 35-foot-high dock ceiling. The building has a total storage capacity of 10 million cubic feet and can hold 40 million pounds of computer-managed inventory on 27,363 pallets. Twenty-one dock doors with levelers and sealers allow for 60 trucks per day to pass through the facility.

“This modern facility in Woodbridge — the heart of New Jersey’s industrial market — is critical for us as we maintain our position as a global leader in refrigerated storage,” said Preferred Freezer Services CEO John Galiher. “We couldn’t have asked for better partners than Advance Realty and F. Greek Development, who built this impressive warehouse, which is unmatched in advanced technology, energy efficiency, and strategic use of land.”

Advance Realty, a leading Northeast U.S. owner and developer of Class A office, multifamily, mixed-use, and flex-space properties, and F. Greek Development, a leading central New Jersey-based, full-service real estate firm focused on industrial development, worked with Preferred Freezer Services throughout the process to ensure that the warehouse would serve the company’s technical needs and provide a logistics hub in one of the nation’s most strategically advantageous industrial corridors. The facility sits three exits south of Newark Liberty Airport and Port Newark/Elizabeth Marine Terminal.

“With global food imports continuing to rise, a world-class warehouse in this location positions Preferred Freezer to scale its operations in this extremely busy global logistics hub,” said Peter J. Cocoziello, president of Advance Realty. “We believe there will be further demand for capacity from the logistics industry and we look forward to building similarly specialized industrial facilities for other corporations.”

F. Greek Development President Frank Greek stated: “We are delighted to welcome Preferred Freezer to Woodbridge and are certain that this world-class company will realize all of the many benefits of operating a custom-designed storage facility in this location.”
