Englishtown couple excited to be among first buyers at Four Seasons at Monmouth Woods

Sometimes in life, everything comes together at just the right time, and in just the right way, that you know it’s meant to be. That’s how Kathie Frueh felt about her recent experience as one of the first homebuyers at K. Hovnanian’s Four Seasons at Monmouth Woods in Howell, one of Monmouth County’s most highly anticipated new active-lifestyle communities. Kathie and her husband, Tom, have lived in their Englishtown home for more than 25 years. With three of their five children out of the house, the Fruehs had been looking for a 55+ community for nearly three years when one of their sons mentioned that a new one was coming to Howell. One day last fall, they decided to stop into K. Hovnanian’s Four Seasons at Monmouth Woods — and it just happened to be the community’s grand opening weekend, when more than 600 people visited to tour the new model homes.

“Our first impression was that this place is great!” Kathie exclaimed. “There was so much activity and the people here, Cathy and Diane and the whole K. Hovnanian — they were fabulous. Everything just sort of fell into place. We walked through the three models and absolutely loved the design of the homes. It was an ideal location, we were able to get a homesite close to the woods where we wanted to be. And we liked the fact that it’s a brand-new neighborhood, so we’re all coming in on the ground floor.”

Located just off of Route 9 in Howell Township, K. Hovnanian’s Four Seasons at Monmouth Woods is appealing to a lot of buyers from Monmouth County and throughout the state. Even before the models opened in the fall, the builder had developed an interest list of more than 1,000 registered prospective buyers, indicating a strong demand for this type of community in this part of New Jersey, offering attractive single-family homes for adults 55+, along with a low-maintenance lifestyle and a wealth of resort-like amenities.

Buyers at K. Hovnanian’s Four Seasons at Monmouth Woods can choose from an impressive selection of 12 different floorplans, including four loft-style and eight ranch-style single-family homes. Homes will feature up to 3,664 square feet of living space, with two or three bedrooms, priced from the low-$400,000s (subject to change). The selection of home designs includes some brand-new floorplans previously unavailable at any of K. Hovnanian’s Four Seasons communities in New Jersey. All homes within the community are subject to an age restriction whereby the homes are restricted to use and occupancy by at least one person of age 55 years or over, and with no permanent resident being under the age of 19.

On their first visit to the community, Kathie and Tom Frueh immediately fell in love with the Grenada model. They were delighted to learn that a Grenada Loft design was also available — a two-story home with 2,503 square feet of living space including three bedrooms and three baths. “We were not necessarily looking to downsize from our current home,” Kathie explained. “The fact that we’ll have much less maintenance was a big factor, but in terms of space, it’s sort of an even move for us — but our new home has a much better layout. The thing we liked most is the open floorplan is how the family room, living room and kitchen are open and all together. If you’re fixing a meal, you can still entertain and have your family close by. The kitchen island is great because people can sit and talk while you’re preparing things. It’s really good for entertaining. I also told my husband that I had to have an en-suite. I’ve always shared a bathroom with our kids, so having our own bathroom was one of the best things!” Among other features, the Grenada Loft includes a secluded owner’s suite with a spacious closet and private bath, as well as desirable loft space, a home office, and a unique “stuff of life” room that’s ideal for mementos, collectibles or crafts.

Location is one of the key benefits of living at K. Hovnanian’s Four Seasons at Monmouth Woods. The new community will offer easy access to Routes 9, 33 and I-195, as well as the New Jersey Turnpike and Garden State Parkway. Homeowners will enjoy the convenience of a nearby NJ Transit Park and Ride Howell bus terminal, with direct service into New York City. Coming from Englishtown, the Fruehs were interested in staying in Monmouth County, as Kathie shared. “We have one son who lives in Howell and another one in Manalapan. My other two sons both work nearby, in Freehold and Englishtown, and I work in Neptune, so we wanted to stay close.”

The surrounding area offers a wealth of shopping, dining and entertainment options. New Jersey’s second largest mall, Freehold Raceway Mall, is nearby, with more than 225 retailers. Homeowners will appreciate being close to premier outlet centers at the Jersey Shore and Jackson Premium Outlets. Route 9 is also home to many major retail chains, just a short drive away. Nature lovers and outdoor enthusiasts will appreciate being so close to the Manasquan Reservoir County Park and several other local parks. The Jersey Shore is less than a half hour away and there are plenty of great golf courses in the area, as well. Plus, grandchildren will love visiting local amusement parks or catching a nearby minor league baseball game.

Living at K. Hovnanian’s Four Seasons at Monmouth Woods, residents will also enjoy a variety of recreational and social opportunities right at home. The community will feature a 6,900-square-foot clubhouse with an outdoor pool, a kiddie pool for the grandchildren, a putting green, tennis courts, pickle ball, bocce ball courts and more. Homeowners will also be able to participate in a number of clubs, social activities and events. This was an enticing feature for Kathie and Tom Frueh.

“Knowing the clubhouse is going to be here was certainly a factor in our decision,” Kathie commented. “They’ve been marvelous about explaining what the new clubhouse is going to be like when it’s complete. I’m looking forward to joining a knitting club, doing yoga and water exercises. Plus, they’re very open to suggestions. For example, I work until 5 p.m., so I suggested that it would be nice to have evening activities for those who work, and they agreed that would be good.”

As one of the first buyers at K. Hovnanian’s Four Seasons at Monmouth Woods, Kathie and Tom Frueh anticipate moving into their new home sometime this spring — but they’re stopping by every week to check on the progress and they’ve been excited to meet some of their new neighbors already. “The community has hosted some parties for those of us who have purchased,” Kathie shared, “and everyone we’ve met has been marvelous! Many are from Monmouth County, some are moving here to downsize, others for other reasons. What’s wonderful is that we’re all new and starting out together and, even before our homes are built, we’re able to meet each other.”

For Kathie Frueh, there’s an aspect of coming full circle with this move, as well. “The first house I ever lived in, my parents’ house in Manalapan where I grew up, was a K. Hovnanian home,” she reflected. “I lived there for 25 years and we had also visited other K. Hovnanian communities, so I was familiar with them and confident in them. Plus, I work at K. Hovnanian Children’s Hospital, so I was a little partial to the builder. And they’ve been so wonderful. This was our first time buying a brand-new home, so there was a lot to do and I felt overwhelmed at first. But everybody has been so supportive and kind at the community and in the Design Center. They’re here to help you and they always answered our questions and just gave me a lot of confidence. Everything we needed, they helped us with. They put us in touch with a Realtor to help us sell our current home. The fact that they have their own mortgage company (K. Hovnanian American Mortgage) is also very helpful. Overall, they made the whole process much easier than we expected. It just feels right to be here.”
