Manalapan zoners will hear plan for homes

MANALAPAN – An application for a residential community on Route 33 known as Kaiser Manor is expected to come before the Manalapan Zoning Board of Adjustment at 7:30 p.m. Feb. 4. The meeting is open to the public.

The agenda for the meeting indicates that the application has a commercial component and a residential component.

In late 2015, developer Terry Sherman proposed to build Kaiser Manor, a 165-home age-restricted community on an 82-acre parcel on Route 33 east, across from the Four Seasons adult community at Route 33 west and Pegasus Drive.

Because Sherman was proposing to construct an adult community in a Special Economic Development zone on Route 33 in which residential uses are not permitted, he needed to obtain a use variance from the zoning board.

Following the conclusion of testimony on the application, a motion was made by a zoning board member to grant Sherman the use variance. The motion needed five affirmative votes to pass and received four affirmative votes from the seven members who voted, falling short of approval by one vote.
