MILLSTONE – Members of the Millstone Township Planning Board have granted preliminarily approval to an application that proposes the construction of a warehouse and office building on Burnt Tavern Road.
During a recent meeting, board members granted preliminary site plan approval to Key Investments to construct a 16,300-square-foot building at 15 Burnt Tavern Road, with 14,300 square feet to be used as warehouse space and 2,000 square feet to be used as office space. Attorney Kenneth Pape presented the application on behalf of Key Investments.
Engineer Peter Strong, representing the applicant, said the building will have parking for visitors in front and for employees and warehouse staff in back. He noted that a minimum of 13 parking spaces are required and said there will be 18 regular parking spaces and one space to accommodate handicapped parking.
To screen a truck delivery area, Strong testified that a wall will be placed along the northeast portion of the building with landscaping. The landscape plan consists of street trees along Burnt Tavern Road and higher evergreens along the screening wall.
To prevent lighting from the site from spreading and impacting nearby residences, Strong said the lighting fixtures, which will use LED lights, will face down and concentrate the light in one area without spreading the light.
A buffer consisting of shade trees and ornamental trees will be used to separate the building from a nearby residential lot and the building’s lighting will not face that lot, according to Strong.
Architect Stephen Radosti testified the warehouse-office building will be 40 feet tall.
Pape said that at the request of fire officials, the applicant will comply with having fire lanes at the development site be 30 feet wide. The 30-foot-wide fire lanes will be provided in the truck area and, if requested by fire officials, be provided in front of the building.
On a motion to grant preliminary approval to the application, board Vice Chairman Chris Pepe and board members Thomas Pado, Robert Beck, Jeffery Ziner and Deputy Mayor Nancy Grbelja, who sits on the board, voted yes. The applicant is expected to return before the board to seek final site plan approval at a future hearing.
