Marlboro planners carry two applications to Aug. 15

MARLBORO – Two applications that were scheduled to be heard by the Marlboro Planning Board on July 18 have been carried to the board’s Aug. 15 meeting.

The board’s July 18 meeting was cancelled.

The first application is from Maple Tree Plaza, Route 79 and Old Mill Road. The applicant is represented by attorney Salvatore Alfieri.

The 12.1-acre property has three one-story multi-tenant commercial buildings totaling 37,760 square feet, with one 6,000-square-foot building under construction and a 4,324-square-foot day care facility. The property has a paved parking lot with 226 parking spaces.

In 2015, Maple Tree Plaza was granted preliminary and final site plan approval to construct the existing site improvements and a two-story office building (12,000 square feet) and 78 additional parking spaces.

In August, Maple Tree Plaza will seek amended preliminary and final site plan approval to revise the two-story office building to a one-story 17,600-square-foot flex space building. The proposed building shows 12 tenant areas with each area measuring 26 feet x 54 feet.

The second application scheduled to be heard on Aug. 15 is from Monarch Pointe, which will seek municipal approval to subdivide two existing lots that total 2.9 acres into six residential lots with a proposed minimum area of 20,191 square feet (half-acre). The lots are on the west side of Texas Road near Monarch Path. The applicant is represented by Alfieri.

The first lot under consideration is 2 acres and contains a two-story dwelling. The second lot under consideration is 38,904 square feet (just under 1 acre) and is a corner property that was to have a two-story home constructed on it in the near future.
