Revised development plan gains approval

MILLSTONE – The Millstone Township Planning Board has granted preliminary approval to an application filed by XXXIII Associates (Riverside Center) to develop a building consisting of 94,740 square feet for warehouse space and 2,500 square feet for office space.

Attorney Bill Mehr presented the application during the board’s Jan. 9 meeting.

In 2014, the board approved an application from Riverside Center that proposed 94,500 square feet of warehouse/storage space, 4,000 square feet of showroom space and 4,000 square feet of office space on the same parcel at Old Route 33 and Farrington Boulevard.

In 2017, representatives of Riverside Center appeared before the board to amend the plan for the warehouse. The applicant’s representatives said changes were being sought because a different user was going to occupy the space.

Board members voted to have Riverside Center return with an amended application. They granted the applicant an extension through Dec. 9, 2018.

In its amended application, the applicant increased the warehouse space from 94,500 square feet to 94,740 square feet, reduced the office space from 4,000 square feet to 2,500 square feet, removed the 4,000-square-foot showroom and reduced the number of parking spaces from 44 to 33. The new application also proposes 10 spaces where trucks may be loaded.

Following a discussion of the technical aspects of the amended application, board members voted to grant Riverside Center preliminary approval for the new plan. The applicant will return at a future date to seek final approval.
