Bordentown Township planners approve tractor store

Bordentown Township residents can expect to see a Tractor Supply Company store come to the area in the future.

A decision came from the township planning board on June 13 to approve a subdivision, which will designate a portion of site-owned property along Route 130 and Rising Sun Road to construct a 19,097-square-foot Tractor Supply Company store with site improvements.

Board members heard initial plans and discussion of the site at a meeting on May 9 with additional testimony regarding the application on June 13 from its professionals of HSC Bordentown, LLC.

The applicant’s professionals said that the proposed site will be constructed on approximately 4.95 acres of land in an affordable housing overlay zone in the township, while a majority of the site’s property will be designated for the construction of the Rising Sun Meadows housing development, which was approved by the planning board in January.

The inclusive development is planned to provide affordable housing units in a development of market rate housing with 227 units consisting of 36 affordable housing units and 191 market rate housing units.

The planned height of the building is proposed to stand at 30-feet and provide 71 spaces for parking.

One of the applicant’s professionals, Joshua Seawald, said the company’s current locations operate seven days a week with occasional holiday sale hours, with 12-15 part-time employees and three to four full-time employees.

The applicant’s professionals said that the locations use a once-a-week delivery schedule during which a 65-foot truck would make a delivery from a company distribution center in New York.

Howard Hix, a representative for HSC and a developer landlord for Tractor Supply Company, said the May board meeting that the company started in the 1940’s as a mail order supply catalog for parts and equipment. Hix said the company became a retailer and grew as it moved to Nashville in the 1980’s and now operates 1,800 stores in 48 states.

Hix said Tractor Supply Company is a “lifestyle brand” in the sense the company caters to people who own animals such as dogs, horses and goats – hobby farmers – for people with one to 10 acres of land.

Hix said that store’s aim is to meet the needs of those people with items such as feeding troughs, fencing, garden supplies and animal feed. He also said the store sells clothing and tools.
