Marlboro zoning board approves construction of three new homes

MARLBORO – Members of the Marlboro Zoning Board of Adjustment have granted final major subdivision approval to an applicant that proposed the construction of three homes on Vanderburg Road.

The application submitted by Goddard Estates was heard by the board on Sept. 10. Attorney Salvatore Alfieri, of the firm Cleary Giacobbe Alfieri Jacobs, represented the applicant.

The 2.9-acre parcel where Goddard Estates was proposed to be constructed is east of the Clark Place intersection with Vanderburg Road.

The property contains a two-and-a-half-story building which is listed as an historic structure known as the Uriah Smock house (circa 1830 to before 1848). The historic home will be preserved as the new homes are constructed.

The property is zoned for residential use and all of the proposed lots will have access to a cul-de-sac extending from Vanderburg Road, according to the application.

One residential lot totals 35,624 square feet, a second lot totals 28,573 square feet, a third lot totals 26,823 square feet and the fourth lot, which contains the historic house, totals 19,983 square feet.

A half-acre lot is slightly less than 22,000 square feet.

Goddard Estates was previously granted a density variance and preliminary major subdivision approval to subdivide the property into four lots for residential development.

As conditions of approval, the applicant agreed to restore the exterior of the Uriah Smock house to the liking of the Marlboro Historic Commission, to name the new street after the original owner of the property and to have the historic house be identified with a new sign from the historic commission.

A motion was made to grant the Goddard Estates application final approval and board members Alon Solon, Alan Zwerin, Matthew Weilheimer, Stacey DiGrande, Frank Yozzo and Martin Powers voted “yes.”
