Cranbury officials are set for a public hearing on warehousing project

Cranbury-South Brunswick Park proposed warehousing structures.

A 2.4 million square foot warehousing project is going before the Cranbury Township Planning Board for another public hearing on Dec. 12.

Representatives for the project, called Cranbury-South Brunswick Park, are proposing to build two adjacent warehouse buildings on 273 acres of land most of which is in Cranbury Township. Part of the project will also be in South Brunswick Township.

Alfieri Cranbury Campus, LLC., which is owned by Michael Alfieri.

The two warehouses would be built between South River Road and Route 130. Both warehouses would also contain office space in the proposal.

The project includes parking, access road improvements, a storm water management system and utility connections, according to officials.

The properties where the two warehouse buildings will be constructed are in Cranbury’s Research and Light Industry zone in town. They are joined by adjacent commercial and warehousing properties.

Currently, there is vacant land with partial woods on the properties acquired for the project.

Representatives said when the project is complete the assessed value of the property would be about $122 million, with annual taxes to Cranbury totaling around $2.4 million.

Frank Petrino, from Eckert Seamans, is the land use and zoning attorney representing the applicant before the board.

According to representatives, the property has two proposed access drives off of South River Road that will handle the vast majority of traffic for the site. There is a loop road proposed on the property that will also include parking for cars and tractor trailers and several loading dock areas.

Documents state that officials for the project do not anticipate any significant impact or additional maintenance of local Cranbury roads.

Officials for the project said they do not foresee significant long-term environmental impacts from the project but do acknowledge there will be some impact due to the project and operation of the property when finished.

Some the environmental impacts include a loss of agricultural and late succession fields and wildlife habitat; a slight increase in stormwater runoff; and slight increases in use of municipal utilities.

The public hearing for the warehousing project will be held inside the meeting room in town hall.
