Marlboro zoning board OKs plan for assisted living facility

MARLBORO – The members of the Marlboro Zoning Board of Adjustment have approved the construction of an assisted living facility on Texas Road in the Morganville section of the municipality.

On Nov. 26, board members granted preliminary and final site plan approval to Sunset Park LLC, which plans to construct a 50,062-square-foot, two-story building that will be home to as many as 95 residents. Attorney Salvatore Alfieri represented the applicant before the board.

An assisted living facility is not a permitted use in the R-60 residential zone on Texas Road. In 2018, representatives of Sunset Park appeared before the zoning board and were granted a use variance. The applicant was required to return and seek site plan approval.

The application included 77 parking spaces with access to the assisted living facility from Texas Road and emergency access from Wicker Place. A center courtyard and a secured rear courtyard were also proposed. Alfieri said 15% of the beds would be reserved for Medicaid patients.

The 7-acre property where the assisted living facility will be constructed is east of the Thomas Lane intersection and along the terminus of Wicker Place. The parcel is predominantly wooded and contains a large garage and an area of auto salvage vehicles, according to documents presented with the application.

Voting “yes” on a motion to grant preliminary and final site plan approval to Sunset Park LLC were zoning board Chairman Michael Shapiro, Vice Chairman Matthew Weilheimer and board members Stacey DiGrande, Martin Powers, Frank Yozzo and Alan Zwerin.
