Marlboro planners approve application for 19 homes

MARLBORO – An application that proposed the construction of 19 homes on a 105-acre property on Route 520, Marlboro, has been approved by the Planning Board.

During a meeting on Feb. 5, board members granted amended preliminary and final major subdivision approval to an application filed by Adam Buchman/Gina Hill Farms to subdivide the parcel into 22 lots, with 19 lots for residential use, two lots for open space and one lot for storm water management.

Attorney Salvatore Alfieri represented the applicant before the board.

The property is on Route 520 east of Conover Road and has frontage on the county road opposite Amsterdam Court. The property has a dirt road coming in from Igoe Road along the northern boundary.

All of the new homes will be accessed from a 2,675-foot-long cul-de-sac off Route 520. According to the application, the size of each lot will be at least 2.2 acres.

In 2014, approval was granted to Buchman to subdivide 79 acres at the Route 520 location into 17 lots, to include 15 homes, one open space lot and one storm water management lot.

Alfieri said that project did not proceed because while Buchman was waiting for final approval from the New Jersey Department of Environmental Protection, an additional 26 acres at the location were acquired by Buchman which allowed for the expansion of the project from 15 homes to 19 homes.

In 2018, Buchman received approval to construct a single-family home at the location for his personal use. That home is under construction.

Following the applicant’s presentation, a motion was made to grant approval to the 19-home development.

Planning Board Chairman Mark Barenberg, Vice Chairman Andrew Pargament and board members Michael Adler, Neil Betoff, Steven Kansky and Andrew Kessler voted “yes” on the motion.
