Plan for warehouse, flex space in Marlboro carried to board’s Nov. 8 meeting

MARLBORO — An application that proposes the construction of an office building, a warehouse/flex space building and a third building that will contain only flex space has been rescheduled for the Nov. 8 meeting of the Marlboro Zoning Board of Adjustment.

Wooleytown Associates, LLC, is proposing to construct the buildings at 4 Wooleytown Road in the Morganville section of the township. The application appeared on the zoning board’s Sept. 13 agenda, but was not heard because a full board was not in attendance.

Zoning board members carried the application to their Nov. 8 meeting in the municipal building.

According to a legal notice published prior to the Sept. 13 meeting by attorney Salvatore Alfieri, who represents the applicant, Wooleytown Associates, LLC, is seeking preliminary and final site plan approval and a use variance to construct a two-story, 3,000-square-foot office building, a 15,000-square-foot warehouse/flex space building and a 5,500-square-foot flex space building on the property.

In order to be granted the use variance it is seeking, the applicant would have to receive five “yes” votes from zoning board members if a motion is eventually made to grant the use variance.

The proposed warehouse/flex space uses are not permitted in the RSCS and C-2 zones, according to the legal notice.

Variances for minimum lot area, minimum lot frontage, minimum lot width, minimum side yard setback and minimum lot coverage are also being sought, according to the legal notice.
