According to an application on file in town hall, the 9-aproperty is on Route 9 north at the border of Manalapan and Marlboro. The parcel contains a two-story masonry building, a one-story masonry building, a one-story frame building and a shed. The masonry buildings are connected.

The application proposes to establish a Ray Catena Jaguar and Land Rover dealership.

The plan is to excavate existing pavement, curbs, pump stations, fences, utility poles and the one-story frame building and shed, and to refurbish the masonry buildings. A vehicle storage lot is proposed at the rear of the property.

The first floor of the two-story building would have a showroom, service bay, customer lounge, vehicle delivery area and offices. The second floor would be used for administration, employee break rooms, employee lockers, storage, a maintenance closet and restrooms, according to the application.

The one-story building would include a second service bay, service drive, mechanical room, storage, restrooms and a car wash, according to the application.

The Catena application was submitted on March 21. A board official said it is scheduled for review by the board’s Technical Review Committee (TRC) on April 12. The application could be placed on the board’s May 4 agenda if it is approved by the TRC, according to the board official.
