K. Hovnanian Homes, New Jersey’’s largest homebuilder, has announced plans for the development of another new community in the Garden State, in one of Monmouth County’’s most desirable areas. The new community, Four Ponds at Lincroft, will feature 228 upscale townhomes located off of Route 35 in the Lincroft section of Middletown Township.

At Four Ponds, buyers will have a choice of six different townhome designs: — the Haverford, Lehigh, Pratt, Davidson, Colby and Wheaton —– each of which has proven to be a very popular choice among buyers at other K. Hovnanian communities in the state and throughout the country. These elegantly designed townhomes feature floorplans with more than 2,300 square feet of living space including three bedrooms, two-and-a-half baths, and two-car garages, with distinctive features and finishes throughout.

All homes will feature designer kitchens with beautifully crafted cabinetry, granite surface countertops, built-in pantry closets, and GE appliances. Elegant bathrooms will include granite vanity tops, ceramic tile walls in the tub and shower area, and a double sink in the owner’’s bath. The homes are impressive on the outside as well, with partial stone exteriors, attractive carriage-style, raised-panel garage doors, and charming exterior lanterns at the front and garage doors.

Homeowners will be able to take advantage of and enjoy recreational and social amenities in their neighborhood as well. Four Ponds at Lincroft will include an outdoor spacious pool and inviting patio area, a community playground for the children, and a community clubhouse (scheduled to open late fall 2017), which will include a fitness center, a great room for parties and social functions, a kitchen and billiards.

Considering the size of the townhomes, the lifestyle amenities offered, the desirable location, and the option to have a first-floor owner’’s suite, the builder expects Four Ponds to attract interest from a range of prospects. ““This is a very unique community and we expect it will have wide appeal for a variety of buyers,” said Barry McCarron, president of K. Hovnanian’’s Northeast Division. “”Four Ponds will be ideal for young, working professionals who are looking for their first home. It will also appeal to young, growing families who will appreciate how spacious the homes are. At the same time, with a master-down product being offered, we expect to see interest from move-down buyers who are ready for a lifestyle change, but maybe not yet ready for a 55+ community. The low-maintenance townhome lifestyle is appealing to all types of buyers, and the Middletown location is extremely convenient, making Four Ponds even more ideal for commuters.””

Homeowners at Four Ponds will enjoy one of Monmouth County’’s most desirable and convenient locations. The new community will provide homeowners with easy access to major roadways, including Route 35, the Garden State Parkway and I-195. A number of shopping and dining options are within a short distance of the community. Lincroft is very close to the heart of Red Bank, with its shops, cafés, restaurants and entertainment venues. Monmouth County’’s upscale shopping center, The Grove at Shrewsbury, and the Jersey Shore Premium Outlets are also close by.

Lincroft offers a great environment for families, who will appreciate being part of the Middletown School District. Four Ponds is close to Monmouth County’’s Thompson Park, with 13.2 miles of trails for hiking, biking and walking. The park also features an off-leash dog park and picnic grounds. Middletown Township has more than 35 parks in total, with many offering tennis and basketball courts, playground equipment, athletic fields, and/or picnic areas. There are three country club golf courses in the area, as well as marinas for boating. Residents will be less than 10 miles away from Jersey shore beaches.  Middletown is also rich in history, with Middletown Village being one of the oldest permanent English settlements in New Jersey. Listed on the National Register of Historic Places, the district features examples of 18th and 19th century building including historic churches, schools, shops and residences.

Four Ponds is expected to open for sales this fall, with construction on the community’’s first model homes beginning soon after the opening. Interested buyers are encouraged to register now for the Four Ponds “Interest List,” to stay up to date on progress and happenings in the community and to be among the first to receive other significant news about this new neighborhood. Those on the list will be advised in advance with details about the community’’s upcoming grand opening and model opening celebrations.
